Sylvia Arostegui, a partner in Stoel Rives LLP’s Real Estate group, offers clients extensive experience in real estate, business, finance, and project development across various industries including traditional and renewable energy, mixed-use development, hospitality, and healthcare. Her practice involves guiding developers, borrowers, lenders, landlords, tenants, and investors through a full spectrum of business and financial transactions in commercial real estate, including acquisitions, dispositions, project development and construction, leasing, and financing arrangements.

Sylvia’s depth in financial and business services has established her as a trusted advisor in financial transactions and business contract negotiations. Her areas of specialization include construction, asset-based, seller, and mezzanine financing; loan workouts; defeasances of loans; and forbearances. Additionally, she has a strong track record in supporting renewable energy project developers in their real estate and development needs.

Her recent significant projects range from acquisition of large-scale distribution centers and solar energy projects to complex real estate financing. She has also effectively represented clients in leasing arrangements and asset acquisitions, including those for sports teams and healthcare facilities.

Experience

  • Represented user in acquisition of 1,000,000-square-foot distribution center.
  • Represented renewable energy development company in connection with the acquisition and development of several solar energy generation projects all over California.
  • Represented solar energy investor in connection with real estate and site control matters, including negotiating project purchase option agreements, ground leases, easements and ancillary project agreements, and title insurance policies for utility-scale, solar energy generation projects throughout the United States.
  • Represented developers in various transactions including the acquisition and disposition of residential lots, large shopping centers, and condominium office spaces, as well as dealing with environmental issues in shopping center disposals.
  • Extensive experience in representing developers in large-scale acquisitions, such as restaurant portfolios.
  • Counseled borrowers in real estate financing, including acreage in Napa, hotel projects in Sacramento, and multimillion-dollar credit facilities, both in forbearance and asset-based scenarios.
  • Represented lenders in collateral trustee arrangements and borrowers in substantial credit facilities, including a $100 million mixed-collateral credit facility.
  • Assisted sports teams, including an NBA team in small and local business contracting and an NFL team in stadium financing.
  • Representation of landlord in leasing prime retail space.
  • Representation of hospital in lease for a research facility.
