Stoel Rives congratulates client JazzED on its joint purchase, with affordable-housing provider Capitol Hill Housing, of a parcel of land in the Rainier Valley district of Seattle that will be home to a new mixed-use building that will house a music school, offices, and performance space and will offer approximately 100 affordable housing units on its upper floors.
Music-education nonprofit JazzED was started in 2010 by several parents of students from Seattle’s Garfield High School, home to a highly regarded jazz studies program, to address the fact that many other students in the area did not have the chance to participate in music training. By 2015, JazzED was providing music instruction to as many as 350 students a year — from 75 schools in the Seattle area, fourth grade through high school — a number that has since grown to 900 students a year.
JazzED’s 12,000-square-feet portion of the new building will allow the organization to offer instruction to another 2,000 students each year, housing a music school and performance venue and with space to store and repair instruments and for summer camps and after-school tutoring.
The Stoel Rives deal team, which included attorneys Sallie Lin and Joseph McCarthy, and paralegal Marrji Padden, represented JazzED in the purchase of the property, including reviewing the acquisition loan, and in its partnership and joint development agreement with Capitol Hill Housing. The team did a significant amount of the work on a pro bono basis.
